Gas Safety Check & Certificate

Carbon monoxide, known as the silent killer, is highly poisonous and undetectable by senses. Even low-level exposure can cause brain damage and death. Early symptoms include fatigue, headaches, flu-like symptoms, chest pains, dizziness, and erratic behavior. Yellow or brown stains around appliances or frequently extinguishing pilot lights may indicate a CO leak from poor installation or maintenance.

Property Reports for Home Buyers and Sellers

Most surveyors and solicitors will advise clients to have the installations tested before buying a property. Shropshire Gas engineers carry out gas safety inspections and certification for home owners and prospective purchasers. The procedure and certificate is in the same statutory form as is used for landlord's certification and includes inspection of all gas appliances, meter and visible pipework to confirm compliance with regulations and safe operation.

Your Legal Obligations

For residential properties, landlords have a statutory duty to organise the annual Gas Safety Checks by a registered Gas Safe installer. This falls under the Gas Safety (Installation and Use) Regulations 1998, which is enforced by the Health & Safety Executive (HSE). A copy of the Gas Safe safety certificate must be given to the tenant on entry and within 28 days of the annual check, and as the landlord you must retain a copy for two years.

Advice for Landlords

When re-letting, remove any suspect appliances left by previous tenants and provide new tenants with a copy of the safety check record. Work closely with tenants for maintenance, repairs, safety checks, and early reporting of faulty appliances. Document any difficulties in gaining access to avoid accusations of harassment. Ensure all appliances meet general regulation requirements, especially room-sealed types in bedrooms and bathrooms. Avoid using second-hand gas appliances. Provide tenants with emergency instructions, access to the gas meter and cut-off valve, and copies of all appliance operating instructions. Adhere to all Gas Safety Regulations and our FAQ.

Gas Safety Checks for Landlords

As a landlord you have a lawful duty to ensure that your properties are safe. Providing you with a landlord’s gas safety certificate (CP12) requires you to keep your gas boilers, water heaters and fires safe all year.
